How a home purchase or sale works with us

Most Chicago-area closings take 45 to 60 days from signed contract to closing. With efficient financing and attorney review, closing within 30 days is sometimes possible.

Working with a Realtor? Ask them to list Aparicio Law Office as your attorney on the contract, and we’ll start your attorney review as soon as it’s signed.

More about residential closings →

  1. Contract signed. Your Realtor lists us as your attorney, or, if you’re buying or selling by owner, we help prepare the contract.
  2. Attorney review. Usually five business days under the Multi-Board Residential Real Estate Contract 8.0. We propose changes, raise due-diligence questions and negotiate inspection repairs or credits.
  3. Title, survey and loan. We order and review title and survey, track the loan, and draft any amendments.
  4. Closing. We prepare and review closing documents and attend closing to explain every page.

Common questions

Do I need a real estate attorney to buy or sell a home in Illinois?

Illinois law doesn’t require one, but in the Chicago area it is standard for both buyer and seller to hire an attorney. The Multi-Board contract used across Chicagoland includes an attorney review period, and your attorney uses it to negotiate changes, inspection repairs and credits, then handles title and closing.

How do I hire you if I'm working with a Realtor?

When your Realtor prepares the contract, ask them to list Aparicio Law Office as your attorney. We’ll receive the signed contract and begin protecting your interests right away. You can also call us at 773-405-7598.

Do you offer services in Spanish?

Yes. Our office is bilingual and offers full service in Spanish and English. We can also refer Spanish- and Polish-speaking clients to trusted attorneys in other practice areas.

Where is your office, and which areas do you serve?
